48onNewNorth’s pet guidelines
48onNewNorth is proud to offer premium and pet-friendly accommodation for our residents and their furry friends. In order to ensure this is a good experience for everyone involved, here are some rules we will need you to agree with. Please speak to us separately about scaly or slippery or wet pets! Inevitably, this policy will focus in the main on dogs and cats.
Animal welfare
The welfare of all our residents is at the heart of all our work, and this includes the non-humans! It’s important to consider whether your pets will be happy living at 48onNewNorth. For example, is the size of your flat adequate? Are they able to wait for toilet breaks outside and be happy to use a stone based courtyard?
Happy pets need:
• A suitable environment for them
• A suitable diet
• To be well exercised, after which happy to rest in the flat
• Not to be left alone for longer than 3 hours if a young animal, or 6 hours if an older animal
• To be able to exhibit normal behaviour patterns
• Be protected from pain, suffering, injury and disease
Please note that excessive barking will be seen as anti-social behaviour attributable to your flat, and in worst case scenarios, you may be asked to re-house your pet elsewhere.

Hygiene & Cleaning
It’s important to deep clean all your flat pet-friendly areas at least once a week. This usually needs nothing more than vacuuming your floors, followed by a wet mop with a simple well diluted supermarket floor-wash.
Before bringing them into your flat to co-habit with you, residents must ensure that their pets are properly toilet-trained, flea-treated and clean. Owners should also be ready to clean up after their dogs if necessary — however this will rarely happen if they’re suitably trained. In the unlikely event of a pet having a ‘poo, puke or pee’ accident, the area should be deep cleaned straight away.

Vaccinations and microchipping
We will need to ensure cats and dogs are vaccinated and treated against diseases and pests, and will wish to see their certificates on request. They also need to be microchipped.
Visitors
You should let all your visitors know that dogs are welcome in your building. People with a dog allergy or fear of dogs might prefer to be alerted that they may come across enthusiastic tail-waggers (e.g. our very own 48onNewNorth Management Team Terrier Squad) or other four legged residents…
Pet interview for dogs
Before we allow dogs to live at 48onNewNorth, they must come for a ‘doggie interview’ to meet us. This enables us to make sure the dog is suitable to share the space with some of their future doggie friends also living there, in other flats.
Needless to say you will have made sure your flat mates have met your pet, and together you have agreed any do’s and don’ts for your flats.

Deposit and pet premium
We reserve the right to add a little to your deposit for a dog or cat. We will assume that you will be willing to make good any damage caused by them. However, there is a pet premium payable of £30 per month per flat.
